The 3 BHK and 4 BHK cards are publisher-approved planning references, not confirmed current-project configurations. The generalized ranges are 2,400-3,500 sq ft for the 3 BHK reference and 4,500-6,000 sq ft for the 4 BHK reference. They do not establish carpet area, built-up area, saleable area, room dimensions, orientation, stack, inventory or price.

Use the concepts to prepare household questions. Start with how many private rooms are needed, whether work or study space must be separated, how frequently guests stay, and whether everyday movement between entrance, living, kitchen, utility and bedrooms feels practical. Then test storage, natural light, cross-ventilation, furniture walls, bathroom privacy and service circulation on the current measured plan.

Area totals are not comparable until their basis is the same. A larger saleable figure can include different proportions of walls and shared areas, while carpet area addresses a different measurement. Ask for the definition and component schedule for every stated area. Keep the area statement beside the floor plan and cost sheet so the commercial rate is not accidentally compared across unlike units.

Orientation should come from the current tower and stack plan, not from a generic cutaway. Confirm north, entry direction, balcony aspect, neighbouring towers, service zones and any commercial edge from the issued plan. Visit the site or use a verified current drawing to understand daylight and outlook; the representative gallery cannot establish a project view.

Room labels also need a use test. A bedroom count does not tell a household whether circulation, wardrobe depth, study space, dining width or utility movement will work. Place essential furniture on the measured plan and check door swings, passage widths and usable wall lengths. For a larger home, examine whether family, guest and service movement remain comfortably separated.

Before comparing a future offering, request the configuration schedule, current floor plan, area statement, specification and dated cost sheet as one package. Confirm legal project name, phase, tower, stack, unit reference, revision and area basis on every document. If the planning reference differs from the current project document, the current project document governs the comparison.
