The proposed landscape programme covers approximately 8.73 acres, stated as 40% of net site area, with 800 proposed trees. This provides a substantial planning benchmark, but it does not confirm a finished garden, specific amenity, planting species, completion date or view from a home. The current landscape plan should be checked for usable distribution, ground conditions, shade, pedestrian continuity and phase responsibility.

Large percentages need spatial interpretation. Ask how much of the stated landscape is accessible shared space, how much is a setback or buffer, and how much lies above a basement structure. Check whether walking routes connect residential towers without crossing primary vehicle movement and whether commercial circulation changes access to shared spaces.

The utility programme includes a 2,020 KLD sewage treatment plant, a 1,020-cubic-metre rainwater sump and 22 recharge pits. Those figures support questions about recycled-water use, monsoon storage, groundwater recharge, maintenance access and phasing. They do not establish plant performance or delivery.

Request the current itemised amenity and landscape schedules before comparing projects. The schedule should identify location, serving phase, dimensions, capacity, access, maintenance responsibility and delivery status. Do not treat a representative image, generic portal list or visual theme as proof that a facility is included.

For long-term use, compare the operating plan as carefully as the feature list. Ask who manages water systems, landscape and shared areas, how costs are allocated between residential and commercial components, and what capacity is available when later phases are occupied. These questions connect the proposal’s environmental systems to everyday ownership.
